– Under 5 minutes walking to Stone Road Mall
– Under 5 minutes walking to the Stone Road bus terminal, connecting you throughout Guelph
– Under 10 minutes walking to Walmart and nearby shopping/amenities
– Groceries, restaurants, shopping, transit and everyday necessities are all right around you
You can very comfortably live here without a car. Limited parking may be available on a first-come, first-served basis, but preference may be given to someone without a vehicle.
🏠 A SPACIOUS 4-BEDROOM HOUSE — NOT AN OVERCROWDED STUDENT RENTAL
There are only 4 bedrooms in the entire house, with 2 bathrooms and plenty of shared living space.
You’ll have full access to the kitchen, laundry, living room, dining room and other common areas. This isn’t one of those student houses where bedrooms have been squeezed into every possible corner.
The kitchen setup is particularly great for four people:
– 2 full-size refrigerators — essentially half a fridge per person
– Tons of kitchen cupboard/storage space
– Plenty of room for everyone to keep their own groceries, cookware and other kitchen items without fighting for space
The house/common areas are furnished. The available bedroom is currently unfurnished but can be furnished with a bed, desk, etc. if needed.
Some photos may be older. Any carpeting shown in older photos has since been removed and replaced with hardwood.
👤 WE CHOOSE BASED ON FIT — NOT GENDER
This is a mixed-gender house. We don’t care about gender — we care about the person.
We’re looking for a clean, quiet, respectful, responsible and studious university student, graduate student, recent graduate or young professional who will treat the house as if it were their own.
Current/recent tenants have been graduate students and recent grads, and we want to maintain a mature, comfortable and respectful household.
Absolutely NO smoking, vaping, drugs or parties.
Cleanliness and respect for the house and the other people living there are very important to us.
💰 RENT / LEASE
$830/month — ALL INCLUSIVE
We’ve intentionally priced the room very competitively at $830 all-in for the house, location and everything that’s included. We expect a lot of interest, so we’re not simply renting to whoever messages first.
We’ll choose the applicant who we feel is the best fit for the house based on maturity, cleanliness, responsibility and references.
– Available September 1st — earlier move-in may be possible
– 8- or 12-month lease available (12 months preferred)
– First and last month’s rent required upon signing the rental agreement
– References required

We will be doing showings this weekend. If you’re interested, please include what days/times you’re available when you message us so we can coordinate.
